Modified Bitumen Commercial Roofing: Durable, Flexible, and Built to Last

Modified bitumen (MB) is an asphalt-based roofing material that’s been “modified” by adding polymers—typically either SBS (styrene-butadiene-styrene) or APP (atactic polypropylene)—to the asphalt. These modifiers give the material greater flexibility, strength, and resistance to temperature extremes compared to older built-up roofing (BUR) systems. It’s usually supplied in rolls and installed in layers to form a waterproof membrane.

We Use Top Quality Modified Bitumen Materials On Every Project!

Using top-quality materials on a modified bitumen roof ensures superior durability, weather resistance, and longevity, reducing the need for frequent repairs. High-grade materials provide better protection against leaks, UV damage, and extreme temperatures, safeguarding the building’s structure. Additionally, premium materials enhance energy efficiency and maintain the roof’s performance over time, offering a cost-effective solution in the long run.  We install top systems from Elevate, Carlisle, Mule-Hide and more!

Methods Of Installing A Commercial Modifed Bitumen Flat Roofing System

Hot Mopped

One of the oldest application methods still used today, involves melting blocks of asphalt in a large kettle and spreading the melted asphalt on the roof with mops.

Heat Weld/Torch

Using a torch, the installer will melt the asphalt on the underside of the membrane. This will allow the sheet to adhere to the substrate below.

Cold-Applied

The installer will attach the roofing membrane by applying a liquid adhesive with a tool such as a notched squeegee or an applicator gun to the substrate or previously applied layer of roofing material.

Self-Adhered

This fast growing asphaltic installation method involves rolling out a membrane and peeling the film backing to adhere the membrane. This method can increase the speed of installation over the other three methods and does not produce unpleasant odors.

Advantages Of A Modified Bitumen Commercial Roof

Modified bitumen rolls are synonymous with quality assurance. They come with a granular surface layer under a factory-applied mineral surfacing procedure to guarantee consistent application. In addition to better longevity, they don’t wear out easily, minimizing your roof repair costs over time.

While safety considerations are necessary when an open flame or torch is involved during installation, modified bitumen systems are less complicated to apply. In turn, you can save money on labor and experience less disruption.

Coming in overlapping rolls, modified bitumen roofs comprise large seamless areas. Fewer seams mean fewer chances of leakage. If you hire a specialist in this roofing option, you can rest assured that the joints are correctly attached.

The base sheet of modified bitumen materials is mechanically attached to the sheathing with disc plating or cap nails. As a result, it can resist wind uplift effectively.

Modified bitumen systems come with polymer-reinforced roof wear layers, which perform well in cold climates. Elastic and flexible, they promise to stay in one piece when it’s freezing.

Like asphalt shingle roofs, mod-bit materials lend themselves to recycling. At the end of their service lives, they will not end up in landfills. While there’s no roofing material that’s 100% green, their durability and sustainability make them some of the friendliest to nature.
